Smoke & CO Detectors

Smoke & CO Detectors — illustration

🏠 Did you know? Most smoke detectors are only rated for 10 years. After that, the sensor gets unreliable — even if the test button still beeps and the light still blinks. Flip yours over and check the manufacture date printed on the back. If it is a decade old (or there is no date at all), it is time.

Prevention tip: test every detector once a month, swap batteries once a year, and replace the whole unit at 10 years. And if you have gas appliances or a fireplace, you want a carbon monoxide detector on every level — CO is invisible and odorless.

Smoke & CO detector install & check starts at $100 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Gutter Cleaning

🏠 Did you know? Gutters should be cleaned at least once a year — twice if you have trees hanging over the roof. When they clog, water spills over the side and runs down your siding and foundation, and the standing water rots the fascia board the gutter hangs from.

Prevention tip: after the first big storm of the season, peek at your gutters while it is raining. If water is spilling over the edge instead of running to the downspout, they are already full.

Roof Moss & Algae

🏠 Did you know? Those black streaks and green patches on a roof are not just dirt — moss and algae are alive, and they slowly eat away at shingle granules, shortening the roof's life. Blasting them with a pressure washer makes it worse by stripping the granules off.

Prevention tip: a soft wash — low pressure with a treatment that kills the growth at the root — cleans the roof and keeps it from coming right back. Trimming branches that shade the roof helps too, since moss loves damp shade.

Roof soft wash starts at $799 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Dryer Vent Cleaning

🏠 Did you know? Lint builds up inside the dryer vent line a little with every load. A clogged vent makes the dryer work twice as hard — clothes take two cycles — and the trapped lint sitting next to a heating element is a genuine fire hazard, one of the most common house-fire causes in the country.

Prevention tip: if your laundry room feels humid when the dryer runs, or loads are coming out damp, the vent is telling you it is clogged. Getting the full line cleaned out once a year keeps the dryer efficient and the house safe.

Dryer vent cleaning starts at $120 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Pressure Washing

🏠 Did you know? The dark staining that creeps across a driveway is usually mold and algae growing into the concrete. Left long enough, it etches in and becomes permanent — the driveway looks old years before it should.

Prevention tip: a wash once a year (in the fall, after the leaves, is perfect timing around the Bay Area) lifts the growth before it sets in, and it is the cheapest curb-appeal upgrade there is.

Driveway pressure washing starts at $250 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Fence Staining

🏠 Did you know? An unstained wood fence in the California sun is on a countdown: UV breaks the wood fibers down, the boards turn gray, dry out, and start cracking and warping. Stain with UV protection slows that whole process down dramatically.

Prevention tip: splash a little water on the fence. If it soaks in dark right away instead of beading, the wood is thirsty and due. Most fences want fresh stain every 2–3 years.

Fence staining starts at $300 per section — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

🏠 Did you know? We get asked this one constantly, so here is the honest answer: most Bay Area homes do well with a full exterior cleaning once a year — siding wash, roof check, gutters, windows. If your house sits under big trees or on a shaded hillside, twice a year is the safer rhythm, because shade and leaf litter are what feed moss, algae, and clogged gutters.

Prevention tip: anchor it to the seasons so it never slips — one cleaning in the spring to wash winter off, and one in the fall before the rains. Ask us about bundle deals when you book a few services together.

House exterior wash starts at $400 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Deck Sealing

Deck Sealing — illustration

🏠 Did you know? A deck lives outdoors in all weather, and unsealed wood drinks rain like a sponge — swelling, cupping, and cracking as it dries out again. Sealer is what breaks that cycle.

Prevention tip: pour a little water on the deck boards. If it beads up, your sealer is still working. If it soaks in and darkens the wood, the deck is unprotected and due — wash, stain, and seal before the winter rains do their work.

Deck stain & seal starts at $500 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Window Cleaning

🏠 Did you know? When we clean windows, the glass is honestly the easy part. The tracks fill with dirt and grit that make windows grind and stick, screens hold a season of dust, and dirty frames hide the cracked seals that let moisture between the panes.

Prevention tip: vacuum your window tracks once or twice a year and hose the screens off — it keeps everything sliding the way it should. And ask about bundle deals when windows are booked with a house wash or gutter cleaning.

Caulking & Sealing

Caulking & Sealing — illustration

🏠 Did you know? The caulk around your windows and trim is a wear item, not a forever seal. Sun and temperature swings crack it, and once there is a gap, water gets in quietly — the rot and stains you eventually see inside started long before.

Prevention tip: once a year, walk the house and look for caulk that is cracked, shrunken, or pulling away from the edge. Catching it then is a tube of caulk; catching it late is a repair bill.

Window re-caulk & weatherproofing starts at $150 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Gutter Guards

Gutter Guards — illustration

🏠 Did you know? If your gutters fill up as fast as you can clean them, guards are worth a look. A good mesh guard keeps leaves and roof grit out while water flows through — for homes under heavy tree cover, that turns two cleanings a year into a quick annual check.

Prevention tip: guards are not magic — the downspouts still want a flush once in a while, and cheap guards that sit flat can dam water back onto the roof. The right guard, installed pitched with the roofline, is the version that works.

Gutter guard installation starts at $600 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Painting Touch-Ups

Painting Touch-Ups — illustration

🏠 Did you know? A room rarely needs a full repaint — it needs the accumulated little stuff handled: scuffs from furniture, dings on corners, nail holes, the spot where the kids' backpacks land every day. A proper touch-up, feathered in with matched paint, makes all of it disappear.

Prevention tip: keep a labeled quart of each room's paint (color code on the lid) somewhere cool. Matched paint is the difference between an invisible touch-up and a visible patch.

Interior paint touch-ups start at $150 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Drywall Patches

Drywall Patches — illustration

🏠 Did you know? Every house collects drywall battle scars: the doorknob that punched through, the towel bar that pulled its anchors out, the corner the moving couch found. Small holes patch cleanly and, done right — mesh, mud, sand, prime, paint — the repair vanishes completely.

Prevention tip: a five-dollar door-stop or a knob bumper behind the problem doors prevents the single most common hole we patch. And for anything heavier than a picture frame, use real wall anchors rated for the weight.

Small drywall patch starts at $120 — book at washsh.com. Golden Improvements Inc, CA Lic #1137789.

Door Repairs

Door Repairs — illustration

🏠 Did you know? Doors that stick in the summer and swing free in the winter are telling you about humidity — wood swells. Doors that stick all year are usually about hinges: screws work loose, the door sags a fraction, and suddenly it drags on the frame and won't latch.

Prevention tip: before you plane anything, tighten every hinge screw — and swap one short screw per hinge for a long one that reaches the stud. That fixes more 'broken' doors than any other trick we know.
